The summer is almost over, and Gary Mercer Team has analyzed the numbers for this summer, June through August this year compared to last year in Delaware, Chester, Montgomery Counties. Here's the truth about the summer market in OUR area!
Regional Big Picture:
- Inventory is up slightly overall (+3%).
- Pendings are mixed: Chester strong, Montco flat, Delco soft.
- Closings dipped overall, driven mostly by Delaware County.
- Prices are still climbing across all three (3-8%).
- DOM edged up in Delco/Chesco, but fell in Montco - buyers are selective but ready to move on the right property.
What it means for buyers and sellers:
Summer 2025 brought more choices for buyers, fewer overall sales, but prices remain resilient. Sellers still have leverage, but strategy (pricing, staging, marketing) is critical to win buyer’s attention.
Market Stats for Each County:
Delaware County
- Listings: 1,898 → 1,843 (-2.9%)
- Pendings: 1,123 → 1,120 (flat)
- Median Sold Price: $380K → $403K (+6%)
- Homes Sold: 1,641 → 1,562 (-4.6%)
- DOM: 18 → 20 (slower)
Takeaway: Prices climbed, but buyer activity cooled - fewer closings and pendings hint at a softer summer.
Montgomery County
- Listings: 2,935 → 2,981 (+1.6%)
- Pendings: 2,035 → 2,032 (flat)
- Median Sold Price: $466K → $483K (+3.6%)
- Homes Sold: 1,641 → 1,562 (-4.6%)
- DOM: 22 → 29 (faster)
Takeaway: A steady summer - slightly more listings, flat demand, modest price gains, and quicker closings.
Chester County
- Listings: 1,898 → 2,095 (+10.4%)
- Pendings: 1,270 → 1,346 (+6%)
- Median Sold Price: $535K → $580K (+8.4%)
- Homes Sold: 1,796 → 1,820 (+1.3%)
- DOM: 18 → 20 (slower)
Takeaway: The most balanced market with more inventory, more contracts, more steady sales, and strong price growth.
